Initial deal assessment

Before you commit time to a deal, I run it through four risk lenses — management, transaction, serviceability, security — and give you a clear read on viability, deposit requirement, likely lender appetite, and whether it's worth proceeding. Usually delivered within 24 hours.

Risk identification & mitigation strategy

I identify the green flags and red flags in your deal and provide a mitigation framework — the specific arguments, structures, and conditions you can use to address each risk before a credit manager raises it. This is what turns a borderline deal into an approval.

Construction feasibility & funding table

Development deals live and die on the numbers. I model feasibility — land cost, build cost, contingencies, end value, profit margin — and produce a funding table that's presentation-ready for your client and lender.

Financial analysis & commentary

I read your client's P&L, balance sheet and cash flow through the lens of a credit manager — extracting the lending narrative, identifying the story the numbers tell, flagging trends, and writing the commentary that makes the financials work for your submission rather than against it.

Credit writing

High-level discussion paper

Circulate to multiple lenders before full docs are ready — gauge credit appetite, identify deal-breakers early, and bring the market to you rather than going one lender at a time. Written to bank standard, covering all seven sections: executive summary, borrower profile, transaction overview, loan details, debt servicing, security, and supporting information.

Full credit submission

A complete, bank-grade credit paper that presents your client's position in the strongest possible light — addressing every risk with a mitigant, structured the way credit managers want to read it. This is the document that gets you respect from bankers and decisions you can act on.

Serviceability worksheet

Multi-lender serviceability analysis built from your client's actual numbers. Interest cover, debt service cover, surplus — presented across multiple lender scenarios so you can compare options and present them clearly to your client.

Valuation & QS report analysis

I read the valuation and quantity surveyor reports, write the risk commentary, update your feasibility tables where the numbers change, and identify anything that needs to be addressed in the submission before a credit manager raises it.

A professionally structured information request framework tailored to your specific deal type — covering the key risk areas, the questions to ask, and the supporting documents to request. Sent to your client under your name. They think you've done this a hundred times.

Client information request email

A client-ready email, written in your voice, outlining what information is needed and why — positioning you as the organised, credible broker who runs a proper process. Attaches to the due diligence checklist and sets expectations from day one.

Cash flow forecast (12-month rolling)

Built from your client's data, designed to demonstrate serviceability and support the credit narrative. Includes a lender-ready summary that shows projected cash position, peak funding requirement, and repayment capacity.

Credit preparation fee email

A professionally worded email your client receives under your name, outlining the credit preparation fee, what it covers, and why it applies. Positions the fee as standard practice for commercial transactions — which it is.

Client management — application

Deals stall when clients go quiet on information. I manage the follow-up as your business analyst — keeping momentum alive, chasing outstanding documents, and making sure the deal doesn't die through inaction.

Client management — settlement
